Cost Control
Cost control begins very early in the planning process. When all aspects of a project are properly considered in the estimating phase, the project team can better concentrate on production, quality and cost savings. We work with the design professionals during schematics, design development and 50 and 100 percent construction documents to identify alternatives for the systems and materials going into the final design. By considering alternatives early in the course of design such as structural systems, mechanical systems, and interior improvements, etc., we incorporate the most cost effective systems and materials for every area where there are alternatives to be considered. Cost control is also monitored by our project manager through state-of-the-art Expedition and Timberline software during the whole construction period. These programs allows for accurate cash flow projections and serves as additional support for monthly applications for payment. We also customize each project’s cost breakdown identifying the most volatile portions of the project in great detail and keep it continually updated.
Scheduling
On-time delivery, reduced project costs and top-quality results are our goal for every owner. To meet this objective, Kaufman Lynn employs one of the best project management systems available today. A highly efficient and effective construction management software system--Primavera SureTrack-- coupled with on-site staff management and in-house weekly reviews provides our project team, subcontractors and suppliers with a minimum two-week advance scheduling overview. At the same time, The Project Manager updates and reviews the Master Schedule with the owner, highlighting recent issues as they relate to the overall project execution.
Information Management
Kaufman Lynn uses the latest software for accounting, project management and scheduling available in the construction industry today-- Timberline (accounting), Expedition (project management) and SureTrack (scheduling). All jobsite computers are networked to the main office, where two servers provide continual backup. Jobsite cameras are linked to owner websites and Kaufman Lynn’s to provide visual progress reports.
Quality Control
Refined through the course of hundreds of jobs, Kaufman Lynn has established a highly effective quality control program that begins with the selection of the best subcontractor and material bids and continues on through daily job site inspections. Daily inspections by our quality assurance manager coupled with weekly construction team meetings provide a thorough job overview from groundbreaking through completion.
